Recently, the Portuguese Immigration and Borders Service (SEF) announced the Golden Visa data for July 2021. In July 2021, a total of 41 main applicants and 64 dependent applicants were approved for the Portuguese Golden Visa, with an investment amount of €22.197 million. Among them, there were 10 applicants from China, maintaining a leading position.
In terms of investment methods, among all approved applicants in July 2021, 35 chose real estate investment, that is, obtaining the Golden Visa through property purchase, with an investment amount of €20.097 million. Of this, €16.119 million flowed into the €500,000 property investment immigration project, accounting for 80.2%; €3.978 million flowed into the €350,000 old property renovation project, accounting for 19.8%.
In terms of the nationalities of the main applicants, there were 10 investors from China, followed by the United States (5), Russia (5), Brazil (4), and Turkey (3). Chinese applicants have consistently held a high position, and investors from other countries are also increasing. This indicates that, with the property immigration policies in Lisbon and Porto about to cease and the pandemic gradually improving, global investors are seizing the last opportunity to enter the market and catch the "last train" of property immigration in Lisbon and Porto.
In addition, the Portuguese Immigration and Borders Service also released overall data since the implementation of the Golden Residence Permit policy in October 2012. The data shows that as of the end of July this year, a total of 9,875 main applicants have been approved for the Portuguese Golden Visa. Among them, Chinese applicants accounted for 4,953, more than half, indicating the love and recognition of Chinese investors for Portuguese projects. Through the Golden Residence Permit program, Portugal has attracted €5.9 billion in investment, of which €5.34 billion has been directly invested in the real estate market, demonstrating the strong interest of overseas investors in the Portuguese real estate market.
New Policy for Portugal's Golden Residence Visa
Will be implemented from January 1, 2022
Catch the "last train" of property immigration in Lisbon and Porto
Immigration is better early than late! According to the Portuguese government's decree No. 14 of 2021, starting from January 1, 2022, immigration to Portugal through the purchase of residential real estate will be limited to inland areas, the Madeira archipelago, and the Azores. For the two popular investment cities favored by Chinese investors, Lisbon and Porto, according to the new policy, they will no longer qualify under the Portuguese Golden Residence Visa program. Investors intending to invest in property in Lisbon and Porto to obtain residency and apply for an EU passport must seize the last few months of the "window period" to enter the market quickly and catch the "last train" of property immigration in Lisbon and Porto.
