As everyone knows, on October 6, 2023, the Republic Daily published a new housing law, which completely ends the real estate investment immigration program in Portugal, and new applications for real estate immigration will no longer be accepted starting October 7.
The Portuguese real estate immigration policy began in October 2012 and officially ended in October 2023, marking the conclusion of the 11-year era of real estate immigration in Portugal! For those wishing to immigrate to Portugal through real estate, the opportunity will no longer exist, and the advice to act early is not just a saying.
The two key elements of immigration are timing and choice! Those who seized the policy benefits have already realized their immigration dreams, while investors who have missed the opportunity should seize the moment and act quickly. In fact, regardless of which country one immigrates to, it is essential to act early, as immigration is highly related to the policies of the respective country. Who can predict changes in a country's immigration laws? To obtain the desired status, the only thing to do is to seize the present! Identity planning leaves no room for hesitation.
Recently, immigration plans in various European countries have undergone changes. For those intending to immigrate to Europe, Greece is a good choice. As one of the few projects in the immigration market that allows for quick acquisition of a green card in an EU country, the Greek real estate immigration program is very cost-effective among European countries. This program has relaxed application requirements, with no educational background, language, management experience, or residency requirements, and allows applications for Greek permanent residence visas for the entire family across three generations. It also enables free movement within 27 Schengen countries, while enjoying Greek education, healthcare, and other social welfare benefits. Additionally, upon meeting the conditions, one can apply for an EU passport and acquire property with permanent ownership, offering numerous advantages!
Currently, it is an excellent time to immigrate to Greece. Starting from August 1, the investment threshold for the Greek Golden Visa has officially doubled from €250,000 to €500,000 in certain areas! According to the amendment, regions such as Eastern and Western Attica and Piraeus will maintain the €250,000 policy, and it will continue to allow investment combinations through the purchase of multiple properties to meet the threshold amount. For investors, this represents a new opportunity following the price increase in Greek real estate immigration. Investors choosing to purchase properties starting from €250,000 in non-price-increase areas can still apply for Greek permanent residence visas for the entire family across three generations, making it a cost-effective choice.
For those wishing to immigrate to Greece, currently choosing properties in non-price-increase areas such as Piraeus is a good option, and the property prices in this area are still relatively stable. According to the latest Greek real estate data, property prices in Piraeus increased quarter-on-quarter, comparable to core areas. Among them, the area adjacent to the policy change zone, Piraeus Port, is expected to become a popular choice for investors!
Piraeus is Greece's largest port and one of the top 50 container ports in the world, as well as the largest container port in the eastern Mediterranean region. The entire Piraeus area is equipped with complete supporting facilities, including large supermarkets, subways, outlets, Chinese restaurants, shops, freight services, yacht marinas, theaters, and sports facilities, making it a well-equipped area with beautiful scenery and a prosperous economy. The development of the Piraeus area has rapidly advanced, and surrounding property prices have become one of the fastest appreciating areas in Greece, with unlimited potential for future appreciation. Whether for investment or personal residence, it is an excellent choice! The minimum investment threshold in the Piraeus area is only €250,000, allowing three generations of a family to obtain high-value status!
In collaboration with Worldway and a reputable Greek developer, we are excited to introduce another significant Greek real estate immigration project, "Greek Piraeus Apartments," located in a non-price-increase area of Piraeus. The project boasts a prime location in the Athens coastal corridor, adjacent to the largest port in the Mediterranean, Piraeus Port. The project has a well-developed transportation network, with three newly opened subway stations nearby, and is within walking distance to numerous bus stops, making it convenient to access various lines to reach different parts of Athens, enjoying the convenience of commuting. The project is well-equipped, with large shopping centers, famous tourist attractions, sports venues, hospitals, international schools, etc., providing convenience for daily life. The rental market for the project is active, situated in a popular area for long-term and summer vacation rentals, with broad development prospects. The project is designed by a top architectural team from London, featuring modern luxury designs and spacious balconies, with top-floor units offering views of Piraeus Port. Each unit includes a private garden/balcony/terrace, making it suitable for both investment and personal use. The project meets the requirements of the Greek Golden Visa program, with property purchases starting from €250,000, allowing the entire family to obtain Greek permanent residency in one step.
As we all know, immigration is a long and complex process. After investors and their families obtain citizenship, they will have lifelong ties with the country, and many aspects of citizens' lives and careers may require government assistance in providing valid documentation. All these matters require the assistance of intermediary agencies that maintain good relationships with the government. It can be said that Worldway is a reliable choice for investors immigrating to Greece.
In July 2013, Worldway Group collaborated with the Greek Embassy in China to hold the launch ceremony for "Greek Property Immigration" in China, introducing the Greek property immigration project to the Chinese market. Since then, the ancient civilization of Greece has opened its arms to welcome new Chinese immigrants, marking the official beginning of Chinese investors establishing their "second home" in Greece! Now in 2023, the Greek property immigration project in China celebrates its tenth anniversary, a significant milestone.
Over the past ten years, Worldway Group has maintained good interactions with the Greek government, with senior executives meeting with dozens of dignitaries, including the Greek Ambassador to China, Commercial Minister, Consul, and immigration officials.
After the price increase in Greek real estate immigration, properties in non-price-increase areas may become highly sought after. Those intending to immigrate to Greece should contact Worldway as soon as possible, as quality properties are in high demand.
