Good news, great news
The Greek Embassy in Beijing has fully relaxed the requirements for POA certification
1. If the source of funds is from parents or from selling a house, there is no need to provide a gift notarization or a sale contract.
2. If the main applicant is a student or if the main applicant's income is insufficient to cover the property payment, only a student ID or proof of employment is required.
3. The individual income tax statement is still required, but the income tax flow can be zero.
What is POA?
POA stands for Power of Attorney, which means a legal authorization document. The signer of this document can delegate their authority to a lawyer, allowing the lawyer to exercise that authority on their behalf.
In the Greek property purchase program, many investors do not have enough time and energy to participate in every aspect of the property purchase process. Additionally, language barriers can complicate matters. Investors will seek an independent and reliable third-party lawyer to sign a power of attorney for property purchase, entrusting their authority to the lawyer, who will handle various procedures related to property purchase in Greece. Only when the lawyer holds this power of attorney can they sign the final property purchase contract and make payments on behalf of the investor. If the lawyer does not hold the POA, they do not have the authority to carry out this series of operations.
The relaxation of POA signing requirements by the Greek Embassy in Beijing is undoubtedly good news for investors. The new conditions are more favorable for clients to sign the POA domestically and send it to their lawyers to complete the property purchase process. Applicants interested in Greek property investment immigration should act quickly.
