The Turkish real estate market is once again sending positive signals.
The real estate price index for June 2026, released by the Central Bank of the Republic of Turkey, shows that national residential prices and new tenant rents continue to rise, with core cities such as Istanbul performing particularly well.
For families looking to allocate overseas assets while planning for a second citizenship, Turkey is demonstrating the multiple values of "property ownership + rental income + citizenship planning."

Housing prices rose by 24.5% year-on-year, and the residential market remains on an upward trend
In June 2026, the Turkish residential price index reached 231.5, an increase of 2.0% month-on-month and 24.5% year-on-year.
The residential price indices of the three major core cities all maintained growth:
• Istanbul rose 2.1% month-on-month, with a year-on-year increase of 25.3%
• Ankara rose 1.0% month-on-month, with a year-on-year increase of 25.5%
• Izmir rose 3.1% month-on-month, with a year-on-year increase of 22.6%
Among them, as the core city where Turkey's population, economy, commerce, and international resources are highly concentrated, Istanbul's residential price year-on-year increase reached 25.3%, continuing to show strong market attention.

Rents rose by 29.2% year-on-year, with Istanbul seeing an increase of 33.4%
Along with housing prices, Turkish residential rents have also risen.
In June 2026, the Turkish new tenant rent index rose 2.3% month-on-month, with a year-on-year increase of 29.2%.
The new tenant rent performance in the three major cities was also impressive:
• Istanbul rose 2.5% month-on-month, with a year-on-year increase of 33.4%
• Ankara rose 2.0% month-on-month, with a year-on-year increase of 30.7%
• Izmir rose 2.6% month-on-month, with a year-on-year increase of 28.4%

Istanbul's year-on-year rent increase reached 33.4%, ranking first among the three major cities. The simultaneous rise in housing prices and rents reflects that the residential market in core cities still has a certain level of demand support, and also provides a market foundation worthy of attention for investors who wish to obtain long-term cash flow through renting.
Starting from a property, while planning for Turkish citizenship
Turkish real estate is attracting the attention of international families, not only because the property itself has the functions of self-occupation, renting, and long-term holding, but also because eligible properties can be combined with the Turkish Citizenship by Investment Program. According to current policies, foreign investors can apply for Turkish citizenship through the following main methods:
• Property Purchase Method: Applicants who purchase Turkish property worth $400,000 or more can apply for Turkish citizenship. The property can be sold after being held for 3 years, and the citizenship remains valid.
• Deposit Method: Investors can deposit $500,000 or the equivalent in Lira to apply for a Turkish passport for the whole family. After 3 years, the deposit can be withdrawn at any time, and a certain return can be obtained, with the citizenship remaining valid.
This means that a family can choose between paths such as property purchase and deposits based on their own capital structure and asset allocation preferences, and advance their overseas asset arrangements and family citizenship planning simultaneously.
Spanning Europe and Asia, Turkish citizenship connects to more development space
Turkey is located at the intersection of European, Asian, and African markets and is an important hub connecting Europe, the Middle East, Central Asia, and surrounding markets. Starting from Turkey, a 4-hour flight radius can cover approximately 1.3 billion people and multiple important regional markets.
For different families, Turkish citizenship can support different planning needs:
Some value the property and lifestyle in cities like Istanbul; some hope to increase their options in international business, family residence, and children's education; others hope to configure a long-term citizenship resource for their family in advance through a compliant investment.
The Turkish Citizenship by Investment Program combines property, investment, and citizenship, so that the money invested is not just a simple application fee, but can correspond to a real asset or financial asset.

Choose a professional agency to make asset and citizenship planning more secure
As a professional immigration agency that promoted the Turkish Citizenship by Investment Program in the Chinese market relatively early, in April 2019, WorldWay joined hands with the Embassy of Turkey in China, the Consulate General in Shanghai, and the Consulate General in Guangzhou to hold the "Official Launch of the Turkish Citizenship by Investment Program and China Kick-off Ceremony" simultaneously in Beijing, Shanghai, Guangzhou, Shenzhen, and Qingdao, officially introducing the Turkish Citizenship by Investment Program, which is highly anticipated by global investors, to China.
