Recently, according to the latest data released by the Portuguese Immigration and Borders Service (SEF) regarding the Golden Visa, in February 2021, a total of 100 main applicants and 135 dependent applicants were approved for the Portugal Golden Visa, nearly doubling the number of approved main applicants compared to the previous month! The total investment amount for Golden Visas in February reached €52.318 million, representing a staggering increase of 58% compared to the previous month. This figure also marks the highest since September of last year!
Data from the Immigration and Borders Service indicates that among all approved applicants, 89 main applicants obtained the Portugal Golden Visa through real estate investment, with a total investment amount of €47.568 million. Of this, 81.8% of the funds were allocated to the €500,000 real estate investment program, while 18.2% went to the €350,000 renovation project for old properties.
In terms of the nationalities of the main applicants, there were 46 investors from China, which is an increase of over 70% compared to 27 from the previous month, maintaining the leading position. Following China were Brazil (7), the United States (5), Pakistan (4), and Russia (3).
The remarkable performance of the Portugal Golden Visa data in February is closely related to the Portuguese government's formal announcement that starting next year, the purchase of residential real estate in Lisbon and Porto for Golden Visa applications will be discontinued. This policy has prompted many investors to seize the last few months of the "window period" to enter the market and catch the last train for real estate investment immigration in Lisbon and Porto.
According to the Portuguese government's Law No. 14 of 2021, starting from January 1, 2022, immigration to Portugal through the purchase of residential real estate will be limited to inland areas, the Madeira archipelago, and the Azores. The two popular investment cities favored by Chinese investors, Lisbon and Porto, will no longer qualify under the Portugal Golden Residence Permit scheme according to the new policy.
This means that investors have a limited amount of precious time to continue obtaining Portuguese Golden Residence status through the purchase of properties in Lisbon or Porto. Investors interested in purchasing properties in these cities for investment and applying for EU passports should seize this valuable time, act early, and complete the process as soon as possible to obtain their status.
Currently, investors can apply for Portuguese Golden Residence status for their entire family by purchasing properties that are over 30 years old or located in urban rehabilitation areas, with a total value exceeding €350,000; or by purchasing real estate valued at no less than €500,000 (including land resources, ordinary residential properties, commercial real estate, etc.). This allows them to enjoy Portugal's generous social benefits and high-quality educational resources, travel freely across 26 Schengen countries, and apply for Portuguese citizenship after meeting the requirements, thus obtaining a Portuguese EU passport, while also acquiring property with permanent ownership, achieving multiple benefits at once!
