According to data released by the real estate appraisal firm Confidencial Imobiliário, as of the end of June this year, the total foreign investment in Lisbon's housing sector reached 343.9 million euros, an increase of 10% compared to the same period last year.
It is reported that foreign investment accounted for 34% of the total investment by individuals in Lisbon's urban rehabilitation areas in the first half of 2019, with a total investment volume of 1.02 billion euros.
It is understood that the primary sources of foreign investors are France, China, Brazil, the United States, and the United Kingdom, among others. The head of the real estate appraisal firm stated that foreign investment in Lisbon's housing sector remains very substantial and will continue to maintain strong momentum.
Influenced by the booming tourism industry and rapid economic development, Portugal's real estate market has seen continuous price increases in recent years. Furthermore, the support of the Portuguese Golden Residence Permit Program has boosted the development of the real estate market, attracting an influx of global investors. As the capital of Portugal, Lisbon not only offers a low cost of living and a high-quality living environment but also provides convenient transportation, making it a livable destination for leisure and retirement, which is why its real estate market is particularly favored by investors.
As an ancient capital with nearly 800 years of history, Lisbon has a very comprehensive protection system for old buildings. Consequently, there is a relative shortage of new property supply in Lisbon, with a lack of large-scale developments, and the phenomenon of "difficulty in finding a home" is unlikely to change in the next two to three years. Therefore, investors interested in entering the Lisbon real estate market should act early. Currently, through the Portuguese Golden Residence Permit Program, investors only need to invest from 350,000 euros in property to not only acquire permanent property rights in Portugal but also apply for Portuguese Golden Residence Visas for three generations of their family. This allows them to enjoy Portugal's generous benefits in education, healthcare, and retirement, as well as travel freely across 26 Schengen countries—a multi-faceted advantage!
