Many people may wonder if there are restrictions on property purchases for Greek residency. Similar to domestic purchase restrictions, there are actually no such measures under the current Greek residency by investment policy. The requirement is simply to purchase property valued at no less than 250,000 euros. Since there are no purchase restrictions, what are the good property options available?
Generally, these have historically fallen into three categories: properties for educational needs, purely investment-oriented properties, and properties for retirement and vacation;
1. Properties for Educational Needs
Taking Athens as an example, the northeastern part of the city is where most schools are located, known as the university town. It is a highly concentrated area for prestigious American and British international schools and is the most densely populated area in all of Athens. It can be said that school district housing there is in high demand, though many new projects are being launched. If the purpose is for children's education, choosing to purchase property in Greece is a relatively good option. Before buying, you can conduct a field visit to the target schools in Athens and then select a property based on the school's location. At the same time, you should also consider the surrounding security and convenience of daily life; if it is inconvenient, you should consider it carefully.
2. Purely Investment-Oriented Properties
If you intend to invest through property purchase for immigration, you should choose locations with good geographical positioning and high cost-effectiveness. The center of the capital, Athens, belongs to the old city area, which is very prosperous, has convenient transportation, and a concentrated population. Property appreciation potential is high, value preservation is strong, and the rental market is excellent. Many properties even offer leasing management services, making it convenient for investors to rent them out. Rental yields are generally around 5%, which is quite high. Beyond Athens, there are many other cities with numerous investment opportunities. When choosing, you must consider factors such as transportation, security, environment, education, employment, and the economy, as these are all factors that influence property price appreciation.
3. Retirement and Vacation Properties
In Greece, there are many properties located on islands, such as Santorini and Crete. Most of the residences here are very suitable for retirement, mostly featuring townhouse designs or detached villas. You can see beautiful scenery as soon as you open the windows. Of course, property prices here are also quite expensive, even higher than in the city center of Athens, but they are absolutely worth the price.
The current Greek immigration policy is very popular. It is estimated that the total number of properties sold throughout the year has exceeded 20,000 units. Greek property prices are rising rapidly, so for applicants who have the idea of immigrating to Greece, it is better to buy property and process the application as early as possible.
