Nowadays, people are no longer limited to staying in China; many wish to immigrate, especially to European countries, which are highly desirable destinations. Consequently, purchasing property for immigration to Europe has become a popular trend. However, many people are not well-informed about the immigration policies. Below is an introduction to the policies and an overview of European real estate immigration.
European Real Estate Immigration Policies
1. According to the official gazette of the Turkish government on January 2, 2017: Foreigners who invest in and purchase real estate in Turkey worth $1 million or more (the property can be sold after 3 years), or deposit at least $3 million in a bank operating in Turkey (with a deposit term of no less than 3 years), can obtain Turkish citizenship.
In the government gazette dated September 18, 2018, the Turkish government reduced the real estate investment amount from $1 million to $250,000, a 75% reduction; and reduced the deposit amount from $3 million to $500,000, an 83% reduction.
2. Greece Real Estate Investment Immigration Policy (according to Immigration Law 4332/2015 promulgated on July 9, 2015): Non-EU citizens aged 18 or older who purchase one or more properties in Greece with a value of 250,000 Euros or more can obtain a Greek permanent residence visa in one step.
3. Malta introduced Decree No. 288 (Cap 217 Immigration Act) in August 2015, which stipulates: Third-country nationals (excluding Maltese citizens, European Economic Area citizens, and Swiss citizens) can apply for Maltese residency if they meet the following conditions:
1. The applicant must purchase government bonds worth over 250,000 Euros and hold them for 5 years; meanwhile,
2. The applicant must purchase or lease a property that meets government requirements and hold it for 5 years:
Purchase - Property in the Malta region worth over 320,000 Euros, or in Gozo/Southern Malta worth over 270,000 Euros
Lease - Property in the Malta region for over 12,000 Euros/year, or in Gozo/Southern Malta for over 10,000 Euros/year
How is European Real Estate Immigration?
1. Immigration investment provides immigration status for the whole family. Through European real estate immigration, one obtains permanent property located in Europe. With global economic integration, the personal and family lives of applicants are becoming increasingly internationalized. For Chinese citizens traveling abroad, visa procedures can be very cumbersome. By obtaining EU residency through investment, these visa barriers can be eliminated.
2. For investors, overseas property purchase is also a form of investment. Having property in hand allows for the realization of children's education while also generating additional income, providing a triple guarantee of education + investment + immigration. Investing in real estate can yield considerable returns, and the purchased property can be used for personal residence or rented out to others. The investment returns obtained can fully cover the costs of children's education in Europe.
3. The pace of life in Europe is slow, which is very suitable for those who want to retire and enjoy life. It can significantly improve the quality of life, enhance the convenience of doing business, and provide favorable conditions for the internationalization of the investor's life.
