The Greek property investment immigration actually contains unlimited business opportunities, and investing in Greek real estate is just a key to open the door to these opportunities. Compared to the €500,000 property investment residence permit in Portugal or the €300,000 in Cyprus, the threshold for Greek immigration is lower, but it offers more added value and better cost-effectiveness.
Business Investment
For ambitious domestic investors, Greece is indeed an excellent gateway to gain a deeper understanding of the international community, further integrate into economic globalization, and seize various potential business opportunities. Located at the crossroads of Europe, Asia, and Africa, Greece can serve as a "base" for expanding into European, American, Australian, African, and even global markets.
Why do I say this? There is indeed a policy basis for this: As Greece is a Schengen country, having Greek residency means you can freely enter and exit France, Germany, Italy, Portugal, Spain, the Netherlands, and the other 27 Schengen countries. Long-term visa holders can freely migrate within other Schengen countries and reside there. Additionally, holding a Schengen visa provides significant convenience for traveling to the United States, Canada, and other countries.
Education and Culture
Greece's public higher education adopts the European education system and is taught in Greek. Many private branches of British and American universities in Greece offer courses in English, allowing students to receive British and American education. Most Chinese students studying in Greece are enrolled in these institutions.
Studying at Greek branches of universities from the United States and the United Kingdom has a significant advantage: the diplomas obtained upon graduation are identical to those from the main campuses in the UK and the US, recognized by government agencies in both countries. Furthermore, if students meet the academic and financial requirements in their final year, they have the opportunity to attend their home universities in the US and the UK. Such institutions include the University of Wales, New York University, and Southeast University, with their Greek branches being the University of English and Greek, New York College in Greece, the American School of Thessaloniki, the University of Indianapolis (Athens campus), and the American College of Greece, among others.
Tourism and Leisure
Holding a Greek Schengen visa means you can freely enter and exit other Schengen countries in the EU, making the desire to travel across Europe more achievable. Additionally, one of the policy advantages is that after obtaining a five-year residence permit, there are no strict requirements for the amount of time investors must reside in Greece, allowing them to maintain their "freedom" and providing homeowners with flexibility in work and life. Moreover, the government has not designated specific investment areas, meaning investors can freely choose properties throughout Greece, including the beautiful Aegean islands and prosperous northern cities.
Relative Advantages:
1) Low threshold, minimal investment (only €250,000);
2) One person invests, the whole family of three generations can immigrate;
3) No need to provide proof of funds, no educational or language requirements;
4) Fast processing speed, the application process takes only 2-3 months;
5) No immigration monitoring, no landing or residency requirements;
6) Investment return rate of 2-5%;
7) Children can enroll in school for six years, and can apply for citizenship before the age of 18;
8) Freedom of movement to 26 Schengen member countries in Europe;
9) Children can enjoy free public education;
10) No double taxation, cost of living lower than in other European countries;
11) High level of English proficiency among the Greek population;
12) Greece has a beautiful environment, with mountains and seas, high quality of life, and the second highest life expectancy in the world;
13) The diplomatic and civil relations between China and Greece are very good, and the local population is very friendly towards Chinese people;
14) After years of debt crisis, current property prices in Greece have hit rock bottom, making it a good time to invest;
15) As a world-renowned tourist destination, properties purchased can be rented out for profit or held long-term for appreciation.
Relative Disadvantages:
1. Cannot work or independently register a company;
2. No taxes paid to the government, thus cannot enjoy public social security and pensions;
On April 1, 2014, the Greek government issued the "Immigration and Social Integration Law" (Law No. 4251/2014). Therefore, the previous Law No. 3386/2005 and other regulations were abolished and replaced by the new regulations.
In addition, the new law also stipulates the relevant provisions for the issuance of residence permits to non-EU citizens purchasing property in Greece (Article 20). Specifically, this regulation applies to investors who own complete property rights in Greece through individuals or legal entities, as well as those with hotel accommodations and vacation homes with lease agreements of no less than five years. The minimum value of the property and the hotel accommodation lease agreement is €250,000, and full payment must be made at the time of signing the final purchase contract. The payment must be completed through bank checks or other banking transactions, and the specific details must be formally declared by both parties before the notary drafts the contract and included in the contract.
