Recently, Statistics Canada released population estimates for the country's Census Metropolitan Areas (CMAs) as of mid-last year, noting that over one-third of the population resides in the three major metropolitan areas of Toronto, Montreal, and Vancouver. The report mentions that the Vancouver CMA, which includes Metro Vancouver, saw nearly 10,000 people leave for other metropolitan areas within the province over the previous year, while more than 31,000 people moved there from abroad.
The population growth rate for the Vancouver CMA is 1.1%. The estimated population of the Vancouver CMA has reached 2.571 million, while the Victoria CMA has 377,000, the Kelowna CMA has 202,000, and the Abbotsford–Mission CMA has 190,000.
With the increase in population, housing prices in Metro Vancouver continue to rise. In early February, the Real Estate Board of Greater Vancouver (REBGV) released its January 2018 real estate report, showing that the benchmark price for all residential properties in Metro Vancouver has reached $1.0565 million, a year-over-year increase of 16.6%. The benchmark price for detached homes is $1.6015 million, while the benchmark prices for townhomes and apartments are $803,700 and $665,400, respectively.
The signals of population growth and rising housing prices serve as a reminder to investors who are interested in immigrating to Canada, purchasing property there, and building a second home abroad to make decisions promptly and choose the investment form that suits them best, in order to achieve the dual goals of investment immigration to Canada and establishing an overseas second home.
