Major new Australian housing policies have been announced: The New South Wales government has declared that starting July 1, it will officially tighten policies for overseas property purchases. All overseas individuals purchasing property in Australia will be subject to double the standard stamp duty. At the same time, land tax will be increased. Additionally, the New South Wales government will offer stamp duty exemptions for local Australian first-time homebuyers.
New Housing Reform Policies:
1. For overseas buyers purchasing property in New South Wales, the stamp duty rate will increase significantly from 4% to 8%. Meanwhile, the land tax for overseas buyers will be increased from 0.75% to 2%.
2. Preferential policies for local first-time homebuyers: Starting July 1, all first-time buyers purchasing existing homes or off-the-plan properties valued under 650,000 Australian dollars will be exempt from stamp duty.
3. It has been reported that the New South Wales government will also adjust the proportion of the First Home Owner Grant: under current policy regulations, those who purchase properties under 750,000 Australian dollars can receive a 10,000 Australian dollar First Home Owner Grant. This policy may also be subject to future adjustments.
Furthermore, the Malcolm Turnbull government is preparing to launch a public welfare program to provide significant tax relief for first-time homebuyers.
The specific implementation plan is as follows: Firstly, those planning to purchase a home may deposit 5,000 Australian dollars of pre-tax income into a savings account annually, which will be deducted from their taxable annual income. Additionally, 5,000 Australian dollars of post-tax income can be deposited into this account annually, and this amount will be eligible for a preferential tax rate.
