90 Columbus Apartment Project
1. The project's full set of I-526 documents has received exemplar approval from the USCIS.
2. The project uses the RIM II economic model to calculate job creation, with the number of jobs created being 2.4 times the amount required by the USCIS.
3. EB-5 capital accounts for only 15.3% of the total project cost.
4. Strong repayment capability: Colliers International, a world-renowned commercial real estate appraisal firm, has issued a valuation report for this project. Once the project is completed and operational, EB-5 capital will account for only 10.9% of the project's market value.
5. Excellent location: The project is located at 90 Columbus Drive, Jersey City, known as the "back garden" of Manhattan. It sits directly across the river from Manhattan, New York. A large number of commuters working in Manhattan reside here. The project is adjacent to the subway station, with a commute of just over 20 minutes to Manhattan's Financial District.
6. High appreciation potential: The property is a scarce apartment resource with a Manhattan concept, offering significant appreciation potential. The developer plans to hold the units for rent rather than sale, capturing both rental income and property appreciation.
7. Strong developer: The developer of this project, Ironstate, is one of the largest privately-owned real estate development firms in the northeastern New Jersey region. They are primarily involved in the development and management of large-scale, mixed-use projects, with billions of dollars invested in apartment and hotel projects. Currently, they are engaged in residential, hotel, and mixed-use development projects valued at over one billion dollars.
