Canadian Immigration and Property: New immigrants arriving in Canada to settle down need to consider purchasing property. As Canada's third-largest city, Vancouver attracts immigrants from all over the world to settle here. Recently, the Real Estate Board of Greater Vancouver released the 2015 housing price growth data for Vancouver, which Worldway has compiled for our immigrant friends as follows.
According to statistics from the Real Estate Board of Greater Vancouver, the average price increase for detached houses across the Greater Vancouver area in 2015 was 22.6%. The highest growth was seen in Tsawwassen, where unit prices are lower, at 31.4%, followed by Ladner at 27%. The growth rates in areas with higher concentrations of Chinese residents are as follows: Vancouver West 23.2%, Vancouver East 26.4%, West Vancouver 26.1%, Richmond 24%, North Vancouver 23.4%, New Westminster 20.9%, Burnaby East 22.4%, North Burnaby 26.3%, South Burnaby 21.3%, Coquitlam 21.9%, and Port Coquitlam 23.3%.
For detached houses in the Fraser Valley, the average growth was 14.7%, with South Surrey up 13.5%, North Surrey up 16.6%, North Delta up 21.4%, and Langley up 14.3%. Among all detached houses, there are currently two areas where the median price has exceeded 5 million, namely Whitby Estates in West Vancouver and University in Vancouver West. Shaughnessy, a portion of which is designated as a heritage site, ranks third with a median price of 4.9 million.
Regarding townhouses, the highest growth was in Vancouver East at 17.1%, followed by Port Moody at 14% and Richmond at 13.6%. For apartment buildings, the largest growth was in West Vancouver at 19.5%, followed by Vancouver East at 19.4% and Vancouver West at 17.8%. The annual average growth rate was 14%.
The strong performance of the Canadian real estate market this year is closely linked to the Canadian dollar falling to its lowest level in a decade, resulting in strong purchasing power from foreign capital. On the other hand, Canadian banks' lending policies for non-immigrants and more convenient transportation between Canada and China have further brought vitality to local real estate market transactions.
Worldway immigration experts state: Currently, the Canadian dollar has fallen to an 11-year record low, marking an unprecedented opportunity for investment immigration to Canada. You can now choose the Manitoba Provincial Nominee Program (MPNP), which has low entry asset requirements, a small investment amount, and fast processing speed, making it a golden channel for immigrating to Canada. We encourage all interested friends to seize this opportunity. For more details, please consult: 400-138-2929
