Investing in U.S. real estate is a key objective for many U.S. immigrants seeking overseas property investment. In recent years, the number of U.S. immigrants purchasing property in the United States has been rising steadily; however, the associated costs of buying a home in the U.S. have also caused concern for many buyers. In this issue of the Worldway "Overseas Real Estate Investment" column, we take stock of the expenses that can be deducted from taxes when buying a home in the U.S.
Mortgage interest is tax-deductible
According to statistics, U.S. homeowners receive a total of approximately $100 billion in mortgage interest tax deductions annually. If taxpayers have purchased a home or applied for a mortgage refinance in the past few years, a higher proportion of their monthly mortgage payments should consist of interest, which may allow them to save more on taxes.
Mortgage insurance premiums are tax-deductible
This benefit is quite important for low-income homeowners, as they are often unable to afford large down payments and must purchase private mortgage insurance until their home equity reaches 20%.
Property taxes are also tax-deductible
Simply put, the local and state property taxes paid by homeowners can be used to deduct from federal income tax. Depending on state or local government regulations, homeowners with income below a certain threshold may also qualify for additional special property tax deductions.
Energy-efficient renovation costs are tax-deductible
Some renovation projects can allow homeowners to obtain tax credits or deductions. Generally speaking, renovation projects that improve home energy efficiency are more likely to qualify for benefits, such as installing new solar panels or energy-efficient water heaters. Some tax deductions are targeted at home offices or renovation projects based on medical needs, such as installing ramps at the entrance or bathtubs accessible to people with disabilities.
Renovation costs can offset capital gains from selling a home
While most home renovation projects do not provide immediate tax benefits, they can reduce the homeowner's tax burden at the time of sale, especially if the property being sold has appreciated significantly.
Expenses related to selling a home are tax-deductible
Expenses related to selling a property may also be tax-deductible, such as title insurance, advertising costs, and real estate agent fees. Home maintenance costs paid by the owner within 90 days before the sale can also be declared to offset capital gains tax, provided they were incurred to market the property.
Long-distance moving expenses are tax-deductible
If an individual moves long-distance due to work-related reasons after purchasing a home, they may also declare moving expenses to reduce their taxes.
Worldway was the first to propose the concept and theme of the 2015 Overseas Investment Year, which has recently been widely recognized and promoted within the industry. The U.S. economy continues to develop strongly, the U.S. dollar exchange rate has rapidly entered an upward channel, and the optimal time for overseas investment in the U.S. has arrived. As the leading form of overseas investment, EB-5 investment immigration is highly sought after by Chinese investors.
Currently, Worldway U.S. Immigration is launching the first large-scale group buying event in the 25-year history of the immigration industry—the "$1 Deducts Thousands, Real Discounts on Top of Discounts" campaign, valid until December 11! This group buying event offers significant concessions, allowing investors to truly enjoy real benefits. In addition, Worldway is currently promoting projects protected by the grandfather clause, unaffected by the December 11 policy changes and price hikes, which feature sufficient employment, strong developers, high repayment capability, and low investment risk—the DLJ Four Seasons Hotel Resort project and the 90 Columbus Apartment project, going all out to help investors catch the last "overtime train" on December 11!
