Investing in real estate in the United States is a significant goal for many immigrants, especially as the U.S. economy shows strong recovery, the Renminbi continues to depreciate, and home prices in the U.S. keep rising. This has further fueled the enthusiasm of Chinese investors heading to the U.S. for real estate investment. In this issue of the "Overseas Property Investment" column, Worldway will present the latest updates on the U.S. housing market for the reference of many U.S. immigrant friends:
Home prices in the U.S. are reaching new heights, with seven cities, including Austin, Houston, Dallas, and San Antonio in Texas, seeing prices exceed their value, now reaching historic peaks. According to the National Association of Realtors, due to tight supply and strong demand, the national median home price reached $219,400 in April, nearly 9% higher than a year ago.
Real estate analysis firm CoreLogic points out that among 100 U.S. metropolitan housing markets, seven have home prices exceeding their value, up from four last year. Four of these seven cities are in Texas: Austin, Houston, Dallas, and San Antonio. Additionally, there are Charleston in South Carolina, Miami, and Washington, D.C.
Analysts indicate that home prices in these cities have now reached historic peaks. Among them, Dallas is 15% higher than its peak in 2007, while home prices in Austin are 39% higher than what CoreLogic considers sustainable prices. The Miami housing market is also heated by foreign cash. Washington, D.C., including its suburbs in Northern Virginia and Maryland, is one of the wealthiest areas in the U.S., but insufficient housing construction and these two factors have driven prices up.
Worldway was the first to propose the concept and theme of the "Year of Overseas Investment 2015," which has recently been widely recognized and promoted within the industry. The U.S. economy continues to develop strongly, and the U.S. dollar is rapidly entering an upward trend, making it an optimal time for overseas investment in the U.S. The EB-5 investment immigration program, as the leading form of overseas investment, has received enthusiastic support from Chinese investors.
Worldway's group purchase for U.S. immigration and the EB-5 investment immigration program has been extended to December 11, and we are launching two projects that have received sample approval for I-526 from the immigration bureau, are fully employed, have strong developers, and robust repayment capabilities—DLJ Four Seasons Hotel Resort Project and Columbus 90 Apartment Project. We are fully committed to helping investors seize the last opportunity on December 11!
