According to a report by the Spanish newspaper Expansión on January 2, Spain attracted approximately 26.3 billion euros in international investment in 2016. High-profile transactions occurred in the energy and real estate sectors, while the healthcare, infrastructure, and construction industries also attracted significant foreign capital. Europe and the United States remain the primary sources of investment, with China and Latin America also beginning to emerge.

In addition, according to the annual report from a prominent Spanish real estate agency, the average increase in Spanish property prices in 2016 was 0.8%, signaling a stable upward trend in the housing market. Among the seventeen autonomous regions, ten saw property price increases across both new and existing homes. Compared to the peak in 2007, the average adjusted depreciation of Spanish property prices is 40.7%, meaning that purchasing property today is 40% more cost-effective than it was nine years ago, despite the moderate growth seen over the two years since the market bottomed out in 2014.

The report indicates that over the past year, the highest average price increases were observed in the regions of Catalonia, Madrid, and the Basque Country, with growth rates of 7.2%, 5.2%, and 4.3% respectively. In northern cities such as San Sebastián and Bilbao, and in the northeastern city of Barcelona, prices for new homes rose by 10%. Furthermore, average property prices in the Madrid region rose by 5.2%, while the city of Madrid saw an increase of 6.3%. Among the country's five major cities, those with more frequent economic activity saw more active housing transactions; for instance, the average time to sell a home in Madrid and Barcelona was 4.3 and 4.4 months respectively, while it took 8.5 months in Seville and 6.3 months in Zaragoza, compared to the national average of 9.9 months (down from 10 months in 2015).

Spain's property prices are not only maintaining an upward trend, but the overall real estate market has also become more vibrant following the recent economic recovery, with annual increases in home purchase volumes. Cities such as Barcelona, Madrid, and Alicante are particularly popular. Coupled with Spain's flexible and people-oriented immigration policies, the country has attracted increasing attention from high-net-worth individuals, with more people choosing to purchase homes and settle in Spain to enjoy a high-quality European lifestyle.

Moreover, there is no limit on the number of properties one can purchase under the Spanish investment immigration program. The immigration law stipulates that any investor who purchases real estate in Spain valued at 500,000 euros or more, free of any debt or mortgages—which may consist of one or more properties—may apply for a Spanish investor residency permit. Any portion exceeding 500,000 euros may be financed through bank loans. A single application allows for three generations to immigrate, and the benefits enjoyed by citizens apply equally to holders of the investor residency permit.

Currently, as the Spanish economy continues to recover, the prospects for its real estate investment market are becoming increasingly broad. Emigrating to Spain through property investment may soon become a growing trend. Prospective investors should not miss this opportunity; now is the ideal time to invest!
