In the movie 'Finding Mr. Destiny 2' (Beijing Meets Seattle 2), there is a line: 'Housing prices in Beijing and Shanghai are too expensive, and prices in other cities are unstable. Let me tell you a better option: buy out America!' This is what a Chinese agent says to Chinese clients on a bus while promoting U.S. real estate to a property viewing group. Immigrating to the U.S. and investing in the U.S. have long been popular in China. According to statistics, the main destinations for Chinese investment immigration include the United States, Canada, and Australia. Currently, among Chinese buyers in the U.S., those purchasing for investment purposes still make up the majority, while those buying for retirement and vacation are mainly concentrated in California on the West Coast and Florida in the South. However, upon entering the U.S., you are met with an unfamiliar region and a language environment completely different from that in China. If you wish to live in the U.S. after immigrating, Worldway Immigration editors would like to tell you what you need to pay attention to.

Provided that you have successfully processed your investment immigration and obtained a Green Card, the decision to use a real estate agent when buying a home in the U.S. is entirely voluntary. Many Chinese individuals with strong language skills hope to deal directly with the seller to save on agent commissions; however, professionals generally do not recommend this approach. Why is that?

In the U.S., the commercialization of real estate has a long history, the laws are relatively well-regulated, and there are very strict professional restrictions on real estate agents. They are not permitted to operate across state lines, and agents face severe penalties if they violate the law.

For both parties in a transaction, the contract is a very important part. Before signing the contract, several key terms must be confirmed, such as: third-party escrow account information, developer information, move-in date, and closing date.

At the same time, the earnest money deposit must be specified in the contract. This is a sum of money that the buyer gives to the buyer's brokerage firm at the time of making an offer. If the buyer unilaterally breaks the purchase contract, the deposit will not be refunded. Generally, the deposit is 2% to 3% of the offer price. In addition to determining the offer and the deposit, buyers should also draft some contingency clauses to ensure that they can cancel the contract and get their deposit back if necessary.

In the process of buying a home in the U.S., if you are not paying in cash, then obtaining a mortgage is the most critical step. Within one week (seven days) of the contract becoming effective, the buyer must apply for a loan, which can be done through a bank or a mortgage company.

It is understood that the U.S. provides significant financial support to foreign homebuyers.

'When immigrating to the U.S., the transfer of property title requires a designated representative to handle it, which can be a lawyer or an agent qualified as a real estate broker.' According to lawyers, they will check the title history before the transfer to ensure that the seller truly owns the property. They also clear debts related to the property, such as unpaid taxes, mortgages, renovation costs, etc. These debts follow the property, so before the transfer, the buyer must ensure that the aforementioned debts have been completely cleared.
