Among all current immigration programs, the most prominent is the European property investment immigration. Cyprus, a country located in the Mediterranean with a rich Mediterranean charm, has attracted the attention of a large number of domestic investors due to its pleasant climate and beautiful scenery.

"The back garden of Europe" Cyprus has risen sharply among many immigration programs, leading many people to inquire about questions such as "How much does it cost to immigrate to Cyprus?" and "What is the minimum cost?".

To immigrate to Cyprus, most people choose the property investment immigration route. Property investment involves one-time payments as well as related costs and taxes incurred from holding the property.

Property Purchase Price

Cyprus immigration policy stipulates that to apply for immigration to Cyprus, one must purchase property in the country worth 300,000 Euros or more. Only after the property has been reviewed and approved can an application be submitted. Therefore, the 300,000 Euro property purchase price is the minimum standard and a fixed cost; you must have at least 300,000 Euros in assets to apply for immigration to Cyprus.

Stamp Duty

When signing a property purchase contract for Cyprus immigration, a certain percentage of stamp duty will be charged as a one-time payment. You are required to pay the relevant stamp duty to the tax authorities within 30 days after signing the contract. The stamp duty rate for a property worth 300,000 Euros is approximately 515 Euros.

Value Added Tax (VAT)

After purchasing a property, there will inevitably be some costs associated with holding it.

If the property you purchased in Cyprus obtained its planning permit after May 2004, then according to the current VAT rate, you should pay VAT at 19% of the total property price; however, since June 6, 2012, you can apply for a tax refund for your first permanent residence property, and the VAT only needs to be paid at a rate of 5%.

Immovable Property Tax

Immovable property tax is a tax you must pay to the government annually. The current immovable property tax policy in Cyprus has been implemented since September 2013. The tax base is calculated based on the value of the property as of January 1, 1980, and the specific amount you should pay is calculated using a tiered tax rate. The starting threshold for immovable property tax is 5,000 Euros.

Property Management Fees

Cyprus immigration consultants state that, just like in China, properties in Cyprus have management fees. Property management fees include public electricity expenses, maintenance of public gardens, and maintenance of public facilities such as swimming pools in apartments. Generally, the monthly management fee is between 20 Euros and 50 Euros, with the specific charging standard depending on the quality of the apartment you purchased. Villas do not have this management fee.
